Lead-Based Paint Inspections

CES performs lead-based paint inspection on pre-1978 residential dwellings, child occupied facilities, new home purchases and any other testing needed by our clients. Where a remodel or disturbance is occurring in a pre-1978 property or child occupied facilities it is required by the State of Colorado that testing for lead-based paint be done. Inspections are done following all federal, state, and local guidelines and all of our inspectors are certified with the Colorado Department of Public Health (CDPHE) and the Environmental Protection Agency (EPA).

Our lead-based paint inspections are performed using an X-Ray Fluorescence (XRF) instrument. The XRF instrument is accurate, non-destructive and provides immediate results. Prior to the XRF inspection a visual assessment of the areas being tested will be done to determine the condition of the components being tested. Upon completion of the inspection a comprehensive and detailed report is compiled for our client. If lead-based paint is present the report will show exactly where the lead-based paint is located and if a lead-based paint hazard is currently present. If it is determined a lead-based paint hazard is present CES can assist will assist our clients in mitigating lead-based paint hazard

Lead-based paint can cause elevated levels of lead in the blood. According to the Center for Disease Control (CDC), this can cause irreversible decreases in IQ, ability to pay attention, and academic achievement, and is toxic to virtually every system of the body including the heart, bones, intestines, kidneys, reproductive and nervous systems.

CES inspectors are certified with the Colorado Department of Public Health (CDPHE) and the Environmental Protection Agency (EPA), and follow all federal, state, and local guidelines.

What should I expect?

We will start the assessment with a visual inspection to locate deteriorated paint and other potential hazards and assess the extent and causes of the deterioration or hazards.

We will gather some background information regarding physical characteristics and occupant use patterns that may cause lead-based paint exposure.

We will use dust wipes and our XRF technology to test areas of concern.

We will evaluate the results and develop a Hazard Control Plan for you.

After "interim controls" (stabilizing lead positive areas and putting them into intact condition so they no longer pose a hazard) or  "abatement" (getting rid of the hazard completely), we will visually inspect to ensure that the lead positive areas have been dealt with properly and the property is now safe. This is called a " clearance inspection."

If interim controls were used instead of abatement, we will perform on-going monitoring to ensure that areas do not become a hazard again.
